Sealcoating an Older Crystal Driveway

A seal coat is a protective film, not a resurfacing product. Knowing the difference is what makes the spend worthwhile.

Plenty of the driveways we are called about in Crystal have been in the ground a long time. Years of sun have oxidized the surface to a pale gray, the binder at the top has given up some of its flexibility, and the finer stone has started to work loose. A seal coat addresses the surface condition and slows what comes next.

What it does not do is rebuild a driveway. It will not level a low spot, close a structural crack, or put back material that has already gone. Anyone who tells you otherwise is selling you something that will disappoint you in a year, and the disappointment will be with asphalt in general rather than with them.

So our site visit on an older surface is mostly about expectations. We will tell you what the coating will visibly improve, how long it should reasonably hold on a surface in that condition, and whether your money is better spent on repairs first.

A straight read

What Sealing Will and Will Not Fix

Each item below is something owners of older driveways regularly expect from a coating. Two of them are fair expectations and two are not.

Color and appearance: yes

A faded, oxidized surface reads as uniform and dark again after coating, with tidy edges along concrete and landscaping. This is the change people notice from the street, and it is real.

Slowing oxidation and water: yes

The coating reduces how quickly sun oxidizes the surface and slows water working into it. On an aging driveway that protection is the practical argument for doing it at all.

Surface texture and low spots: no

Sealer follows the shape it is applied over. A rough, raveled texture stays rough underneath, and an area that ponds after rain will still pond once the coating has cured.

Structural damage: no

Cracks that have opened through the surface, soft areas, and broken edges are repair work. Coating over them conceals them briefly and changes nothing about the underlying condition.

Preparing an aged surface

The Prep That Older Pavement Needs

An aging driveway takes more preparation than a newer one, and that preparation is most of what decides how the finish turns out.

Deep cleaning

Years of grit, oil spotting, and organic growth come off first. On an oxidized surface there is usually loose material to remove as well, and leaving it in place is how a coating ends up lifting.

Edge recovery

Grass and soil tend to creep over the edges of an older driveway. Cutting those edges back often recovers several inches of pavement the owner had stopped counting as driveway.

Addressing defects

Open cracks get filled and failing areas get identified. Where a repair is needed before coating makes sense, you hear it as a recommendation with a reason.

Application and cure

Sealer goes on at the right rate, which on a thirsty older surface sometimes means a different approach than on newer asphalt. You get clear guidance on walking, driving, and parking afterward.

The published ranges on this site apply to Crystal driveways. Condition moves a quote within that range more than square footage alone does.

Sealcoating runs about $0.20 to $0.50 per square foot. A small one-car driveway is commonly $200 to $350, while larger driveways and small lots generally sit between roughly $500 and $1,500 or more depending on layout and condition.

An older surface tends toward the higher end of the per-foot range, because cleaning takes longer and a dry, oxidized surface absorbs more material. We measure, check the condition, and confirm the figure before anything is booked.

Questions About Sealing Older Crystal Driveways

These are the questions owners of established driveways ask most. The answer for your surface comes from looking at it.

My driveway is gray and faded. Is it too late to seal it?

Usually not. Gray and faded describes oxidation, which is a surface condition, and that is what sealing addresses. It is the cracking and soft areas, not the color, that decide whether sealing still makes sense.

How often should an older driveway be resealed?

It depends on exposure, traffic, and the condition of the surface underneath. Rather than quote a fixed interval, we will tell you what we see and what to watch for as a sign it is due again.

Will sealing smooth out the rough patches?

No. The coating takes the shape of what is underneath, so a raveled or uneven area stays that way. If a smooth surface is the goal, that is a repair or resurfacing conversation.

Is it worth sealing a driveway I plan to replace soon?

Often not, and we will say so. If replacement is close, the honest advice is usually to spend the money there instead of on a coating that gets torn out.
