Surface moisture
Pavement can read as dry while still holding water from overnight damp or an earlier rain. Sealer applied over a damp surface does not bond the way it should.

Sealcoating for Golden Valley properties, booked against the forecast so the coating sets evenly instead of being rushed.
The same crew, materials, and surface can produce two different results depending on the day the work happens.
Sealer needs conditions to cure properly: dry pavement, warm enough air and surface temperatures, and enough time before the next rain. Get those right and the coating sets evenly. Get them wrong and you see it in the finish, in tracking, and in how long the job lasts.
In practice that makes the calendar part of the scope for Golden Valley work. We look at the forecast, surface moisture, and overnight temperatures before confirming a date, and we would rather move a booking by a few days than apply sealer into weather that will not let it set.
It also means a date can move. When it does, you hear from us with the reason and a new date, because a coating applied on the wrong day costs you the whole job rather than a few days of waiting.
Four factors set whether a given day will work. All four have to be acceptable, not just the one showing on a weather app.

Both matter, and they are not the same number. A cool surface slows curing even on a mild afternoon, which is why early and late in the season need more care than midsummer.
A shower on fresh sealer can ruin a finished job. We look at the window after application, not just the hours we are on site.
Cool nights extend dry time well beyond what the daytime conditions suggest. That affects when you can walk and drive on the surface, so it goes into the plan.
Most problems with a new coating happen in the first two days, and nearly all of them are avoidable with clear guidance.
The surface needs to be left alone early on, foot traffic included. Marks pressed into a coating that has not set do not level out later.
A surface takes foot traffic well before it takes a vehicle. We tell you which point you are at rather than giving one number for both.
Most sealed surfaces accept vehicle traffic within roughly 24 to 48 hours depending on sun, humidity, and temperature. You get a figure for your site and the conditions on the day.
Parking in the same spot with wheels turned, and anything hot or sharp dragged across the surface, are what mark a new coating. A little care early protects the finish for the season.
We are based at 2010 E Hennepin Ave, Suite 4, Minneapolis, MN 55413, and Golden Valley is part of the area we cover from there. There is no separate office or local crew: the same people who do the work in Minneapolis do it here.

Request an EstimateThe ranges published on this site apply in Golden Valley. Scheduling does not change the price; condition and size do.
Sealcoating is generally $0.20 to $0.50 per square foot. A small one-car driveway commonly comes to $200 to $350, and larger driveways and small lots typically run from about $500 to $1,500 and up depending on layout and condition.
Square footage, crack filling needs, cleaning time, equipment access, edging detail, and the number of coats specified are what move a quote within that range. The figure is confirmed after a site visit to measure and check the pavement.
Timing questions come up on nearly every job. These are the answers that apply generally, with your site getting its own plan.
Late spring through early fall is typically workable, because the surface needs to be dry and temperatures need to support curing. We also plan around rain risk and cool nights, which both extend dry time.
That is exactly what the scheduling care is meant to avoid, which is why we look at the window after application rather than only the hours we are on site. If the forecast turns before we start, we move the date.
Usually about 24 to 48 hours for vehicle traffic, set by sun, humidity, and temperature on the day. Foot traffic is fine earlier, and you get both figures for your site.
It can, if conditions will not support a proper cure. You hear from us with the reason and a new date rather than finding out on the day.
